Rules and Regulations

We are glad that you have chosen Bay Point Real Estate for your vacation. Our goal is to make your stay as comfortable and relaxing as possible. In an effort to better acquaint you with our facilities we request that you observe the following rules:

CHECK-IN TIME IS AFTER 3:00 P.M. AND CHECK-OUT IS AT 10:00A.M. During high season, check-in time may be delayed. Your patience is appreciated. For those arriving after hours, arrangements should be made prior to arrival for key pick-up instructions.

PETS ARE NOT PERMITTED. NO EXCEPTIONS.

Requesting Specific Units: Management will strive to comply with all reservation requests for specific units. However, due to owner changes, removal of units from the rental program, or mechanical problems, WE CANNOT ABSOLUTELY GUARANTEE a specific unit.

REGISTRATION FEE: A $25.00 Registration Fee will be charged for registration and administering deposits/refunds.

CLEANING FEE: A one time check-out cleaning fee will be charged for each reservation. Fee may vary depending on the size of the unit and is subject to sales tax. (Daily maid service is available for a nominal fee.)

LOST KEYS AND LOCKOUT: There will be a $25.00 charge for any lost or unreturned keys.

SECURITY/DAMAGE DEPOSIT: A deposit of $200 is required within 10 days of booking a reservation (A deposit of $500 may be applicable during Spring Break and for larger properties.) The security deposit may be paid by check or money order made payable to Bay Point Real Estate Company. NOTE: Your deposit will be placed in an interest bearing escrow account and all interest will accrue to Bay Point Real Estate. The deposit is NOT applied towards rent. However, it is fully refundable within 14 working days after departure, provided that:

  • No damage is done to the unit or its contents
  • All keys are turned in
  • All garbage has been placed in outside container
  • All soiled dishes are rinsed and placed in dish washer
  • Our cancellation policy is followed (if reservation is cancelled)

Please report IMMEDIATELY upon check-in any damage in your unit; otherwise it may be deducted from your security/damage deposit. If damages in excess of security deposit must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees in addition to other damages recovered by agent.

EQUIPMENT AND APPLIANCES: All units have heating/air conditioning. As Agent, Bay Point Real Estate Company, cannot guarantee these or other appliances. We will do our best to have any malfunction repaired as soon as possible.

CANCELLATIONS: There will be a $25 processing fee for all reservations cancelled 14 days prior to arrival. Cancellations that are made within the 14 days of arrival will forfeit the security deposit. MONTHLY RESERVATIONS cancelled at least 60 days prior to arrival will be charged a $50 cancellation fee; if cancelled within 60 days of arrival, the security deposit will be forfeited. No shows will be charged the $200 security deposit fee and the reservation will be cancelled at noon the next day. NO REFUNDS FOR early departure, evictions, cancellations or early departures due to inclement weather. We cannot make exceptions to this policy.

MAXIMUM OCCUPANCY: The maximum number of guests per unit is limited in most properties to 4 persons in a one bedroom, 6 persons in a two bedroom, 8 persons in a three bedroom, and 10 persons in a four bedroom.

NIGHTLY MINIMUM: There is a three night minimum stay required during peak seasons and holidays, two night minimum required other times.

INCLUSIVE FEES: All units are provided with an initial supply of toilet tissue, soap, and garbage bags. It is the guest's responsibility to replenish if needed.

AGE REQUIREMENTS: We cannot accept reservations for vacationing students. Individuals under the age of 25 will not be permitted without a parent or legal guardian. The person registering must occupy the unit for the length of the stay and is responsible for all damages or missing items in the unit. This responsibility may exceed the amount of the damage deposit.

RATE CHANGES: All rates are subject to change without notice and all rentals less than 6 months are subject to sales tax.

PAYMENTS: All rental payments are due in full at the time of check in. Please make them in the form of cash, personal check, traveler's checks, Visa, MasterCard, Discover, or money order.

DISCOUNTS:

  • The "MINI-WEEK" discount is only available if you arrive on Sunday or Monday and depart on a Thursday or Friday (a 4 night minimum is required); this will allow you to receive one night free.
  • The "SEVENTH NIGHT FREE" discount is only available if your stay is a minimum of 7 days and your entire stay is in one unit.
  • The "FALL SPECIAL" discount entitles you to the third night free (a 3 night minimum is required).
  • Only one discount may be used per rental stay. Discounts are not available during holiday and peak season periods. Other restrictions may apply.

CONFIRMATION: For your protection always get a reservation number when making reservations and a cancellation number when canceling.

HURRICANE POLICY: Bay Point Real Estate will only refund unused days in the event of mandatory evacuation. Cleaning and registration fees are not refundable. No refunds will be given unless:

  • The National Weather Service advises that we are in a "Tropical Storm/Hurricane Warning" area and/or
  • A "Tropical Storm/Hurricane Warning" has been issued for the area of vacationing guest. The day that the National Weather Service advises that we are in a "Tropical Storm/Hurricane Warning" area, Bay Point Real Estate will refund:
    • Any unused portion of rent from a guest currently registered
    • Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay to come in after the Hurricane Warning is lifted.
    • Any advanced rents or deposits collected for a reservation scheduled to arrive during a "Hurricane Warning" period.

NOTICE: If you are evicted from the unit which you are renting for failure to abide by the rules of the condominium in which your unit is located, or for any other reason, you will NOT be entitled to a refund of the rents paid in advance (including the security deposit) and you will be responsible for damages to the unit or condominium property caused by you or your guests.

LOSS OR THEFT: We are not responsible for damage to or loss of personal property or automobiles.

UNITS FOR SALE: In the event that a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so that we do not disturb your vacation.

AGENCY DISCLOSURE: Bay Point Real Estate serves as the agent and representative of all owners of condominium unit, townhomes and houses on its rental program, and is acting all times, in the best interest of the owners.

Bay Point Real Estate Company represents individual property owners and does not represent all rental units on all properties or resorts. Rentals may be available through individual owners or through other agencies. Rental inventory supply is subject to change due to sales, maintenance, etc.

While we hope you enjoy your stay on the "World's Most Beautiful Beaches" we must enforce the rules and policies mentioned above. Please keep in mind, all of the units managed by Bay Point Real Estate Company are privately owned and furnished by the owner.
